Ashwood's four markets run roughly even — unit rentals just edge ahead, with 77 leases (sharply down 21.4%) at $755 a week (up 11.9%) as of July 2026, renting out in about 16 days (down from 24 days last year), among Victoria's strongest unit rent gains, with 2-bedroom the most common (around 35%).

House sales follow closely, with 67 sales at around $1.469M, taking about 27 days to sell (up from 26 days last year), just under half of homes are 3-bedroom. Then come 66 house rentals at $700 a week (up). 58 unit sales at around $1.194M (up), with prices growing faster than most unit markets in Victoria.
