Sunshine property market

Sunshine has one of Australia's most balanced markets, led narrowly by unit rentals, with 187 leases (down 8.8%) at $515 a week (up 2%) as of July 2026, renting out in about 20 days (down from 25 days last year), more sought-after than most house rental markets in Victoria, with more than half being 3-bedroom.

Unit rentals are nearly as big, with 135 leases (down 8.2%) at $460 a week (up 2.2%), renting out in about 29 days (up from 21 days last year), with 2-bedroom the most common at around 55%. Rounding it out, 133 house sales at around $861k (up 10%) and 80 unit sales at around $559k.

House covers houses, duplexes, semi-detached and terraces; Unit covers apartments, units, townhouses and villas.
