South Brisbane property market

South Brisbane is one of the country's biggest unit rental markets — houses make up a tiny share, with 1,312 leases (down 1.9%) at $815 a week (up 5.8%) as of July 2026, renting out in about 21 days, among the country's most in-demand unit rental markets, with more than half being 2-bedroom.

Unit sales are a much smaller second, with 492 sales (down 14.1%) at around $787k (up 19.2%), taking about 21 days to sell (up from 20 days last year), one of the most sought-after unit markets in the country, with 2-bedroom and 1-bedroom roughly tied at around 45% each. Followed by 57 house rentals at $795 a week (less sought-after than most house rental markets).

House covers houses, duplexes, semi-detached and terraces; Unit covers apartments, units, townhouses and villas.
