Box Hill is one of the country's biggest unit rental markets — houses make up a tiny share, with 1,387 leases (up 2.8%) at $600 a week (up 2.6%) as of July 2026, renting out in about 22 days (down from 26 days last year), among the country's most in-demand unit rental markets, with 2-bedroom the most common at around 60%.

Unit sales make up a much smaller share, with 463 sales (up 11.6%) at around $501k (down 12%), taking about 40 days to sell (up from 35 days last year), among the country's biggest unit price drops, with more than half being 2-bedroom. Then come 74 house rentals at $670 a week. 50 house sales at around $1.65M (with prices weaker than most house markets).
