Every month. After each release we recompute median prices, rental yields, days on market, supply pressure and demand for all 15,000+ suburbs from the latest sales and rental records.

Which suburbs are covered?

Every covered residential suburb across all eight Australian states and territories — over 15,000 suburbs spanning thousands of postcodes, browsable by state, region or alphabetically below.

Where does the data come from?

Market metrics are computed from de-identified residential sales and rental listings; demographic context comes from the ABS 2021 Census. Each suburb report shows the sample size behind its numbers, and our methodology is published in full.

What does “sales demand” and “rental demand” mean?

They rank suburbs by a market-velocity index — how fast homes are selling or leasing (their median days on market), weighted by how much actually transacts over the year so the signal is real and liquid, not a thin-market fluke. A high index marks the strongest, most proven buyer or renter demand in the country.
